Roof Problems: You have Options

The condition that your roof is currently in will usually determine what work needs to be done on your roof. Your roof may have leaks, have moss growing, have cracked tiles, faded tiles, faded paint, or other problems that you need to take care in order to have a good roof.

The best thing to do is to pinpoint what the problem is yourself. You can save a lot of money by doing this. If you cannot find the source of the problem, i.e. where the source of a leak is coming from, you may need to hire a professional roofer in order to find the problem. When deciding what action needs to be taken, in order to improve your roof, here are some of the options that may be available to you.

* Restore your roof – If the problem is of the larger variety you may want to look into a full roof restoration. By restoring your roof you can fix any problems with it as well as ensuring that problems will not arise in the near future. Restoration is commonly done on roofs that are tiled, as they require the re-bedding and re-pointing of the tiles that are broken, chipped, or have become faded over time.

* Repair your roof – If your roof is leaking or sagging you can repair your roof. You need to identify the source of the problem as leaks and sags are generally caused by water. It can be difficult to identify where the leak is coming from, but once you do you have won half the battle. If your roof is leaking it is a good idea to repair it right away as to not compound the problem. NOTE: for information on how to identify a leak in your roof click here.

* Repaint and protect your roof – Over time your roof will be subject to the elements and if you have a painted roof it is inevitable that it will become discolored. If you give the roof a paint job you can have it looking like new again. Also with wood shingles it is a good idea to weatherproof them periodically so that they stand up to the elements better and have less of a chance to cause leaks.

* High pressure clean your roof – Many times it is very difficult to remove the dirt and grime that has accumulated on your roof. This has an effect on your roof as it makes it less attractive. A good option to get rid of the dirt and grime is to high pressure clean your roof. You can rent high pressure cleaners from many hardware stores and by a high pressure wash you can make your roof clean and look like new. There are also some treatments that can be used to better rid the roof of algae moss, or lichen.

* Re-tile your roof – This can be done fully or with only replacing the tiles that are damaged. Many times in certain areas of the roof there is more damage. You can replace those tiles to make your roof more attractive and sturdy. If there is major tile damage it may be a good idea to re-tile the entire roof.

* Replace your roof – If the damage to your roof is major you may want to look into replacing it. The costs of replacing your roof can be high but the benefits from having a solid and sturdy roof far outweigh the costs.
If you are not sure how bad your roof is it may be a good idea to consult a professional roofer in order to pinpoint the condition of your roof and receive an estimate for the costs of repair.
